Real Estate

The Firm's real estate attorneys provide services in connection with the purchase, sale, leasing, development, management and financing of commercial real property. Among the Department's clients are life insurance companies and banking institutions and other lenders and purchasers for which the Department provides representation in complex construction and permanent loan financings. The Department's attorneys assist clients in all phases of due diligence activities, including title insurance, surveys, zoning and land use issues, and have extensive experience in structuring transactions to minimize state and local transfer and recordation taxes.

The Real Estate Department works with other Departments in negotiating loan work-outs, advising lenders concerning lender liability problems, and conducting foreclosures and deed-in-lieu transactions. Real Estate Department attorneys have worked with lenders to have receivers appointed for large residential and commercial developments. Additionally, this Department has advised lenders on issues arising from the management and disposition of their real estate portfolios.

The Real Estate Department has expertise in leasing and brokerage matters and represents commercial property owners and managers in landlord/tenant matters. Additionally, the Department advises clients in real estate related environmental matters, including the federal Superfund Act and its Maryland equivalent.
